I will meet with you, the agent, and the client, if applicable to conduct an initial walkthrough of the property. This will allow us to gain a thorough understanding of the project requirements, discuss a vision, and establish clear objectives.

I will coordinate and attend meetings with contractors, stagers, and other necessary vendors to ensure competitive bids are obtained and to discuss project specifications. This may involve engaging with tradesmen such as gardeners, appliance repair technicians, floor repair specialists, handymen, and any other vendors required for the prep work.
Throughout the project, I will facilitate and coordinate the collaboration of multiple vendors to ensure a seamless execution. This includes scheduling, maximizing the utilization of resources, and communication with all parties involved.

Following the receipt of bids from vendors, I will arrange a meeting with the client to discuss the various proposals, providing detailed information on each bid and offering recommendations based on our assessment.

I will develop and maintain a comprehensive timeline for the completion of all project tasks. This will allow for efficient scheduling and ensure that deadlines are met.

In addition to coordinating with vendors and contractors, I will assist in the selection of fixtures and finishes for the project. This can include but not limited to appliances, light fixtures, cabinet pulls, paint colors, tile, flooring, and any other elements needed to enhance the overall aesthetic and functionality of the property. I will provide guidance, recommendations, and support in making these selections, ensuring they align with the vision and client’s budget.

I will conduct multiple on-site visits per week to monitor the progress of the project, address any issues that may arise, and ensure that work is being carried out in accordance with the established timeline and quality standards.

During the staging installation phase, I work very closely with the stagers and will be present for multiple visits to oversee the process, make any necessary adjustments, and ensure that the final result aligns with the desired vision.

I will collect all invoices from vendors and tradesmen involved in the project, verifying their accuracy and ensuring timely payment and provide to the best point of contact for payment.

To keep the client informed and involved throughout the project, I will regularly provide progress photos, updates on milestones achieved, and promptly address any questions or concerns or order changes that may arise.
